Casually put, in condominium arrangements the duty of the condominium property manager ends at the entrance to the flat. Under these circumstances the problems of the rented or about-to-be-rented real estate are at best only partially solved. Because of this we offer in a special arrangement the management of the flat itself in a separate contract as a supplement to or independent of that of the condominium property manager. Under a contract governing special property management, the manager has the duty to perform all tasks normally assignable to the owner of a flat or fractional property unit.
Our tasks as Manager in the realm of special rental management are, among others:
- Representation in protection of the rights of the property owner with respect to all governmental agencies, including registries of deeds, and suppliers, workmen, tenants, and lessees
- Executing and terminating rental contracts at the wish of the property owner
- Collection of the entire rental amounts, including utility payments
- Collection and deposit of rental deposits pursuant to legal requirements, at a minimum in the amount of two monthly rental payments
- Preparation and enforcement of the utility cost reconciliation with respect to the tenant
- Carrying out all measures necessary to the orderly use of the property
- Execution and termination of insurance contracts for the property owner insofar as they have to do with the substance of the contract and the exercise of rights and duties under these contracts (out-of-court)
- Correspondence with tenants and the house manager
- Collection of rental and utility payments, monitoring the rental receipts
- Supervision and carrying out of the house rules
- Receipt of contract terminations from the tenant
- Recording of recognised or tenant-cited discrepancies, contracting for maintenance measures, and repair of discrepancies
- Giving to protocol final and interim turnover documents and executing turnover on a change of tenants
- Execution of return of the rental object by the tenant and review of a legal plea for a possible injunction with regard to a final renovation in the responsibility of the tenant, regulation of arrangements with the tenant in respect of his/her exit
- Reading of meters for heating, electricity, and water with the change of tenants ort he passage of each year
